Inspections are provided seven (7) days a week. A normal structural and mechanical analysis includes: Roof, Foundation, Attic, Basement (and crawl spaces under the house), Doors, Walls, Floors, Ceilings and Windows. Mechanically, the inspection includes the Heating System (boilers and furnaces), Central Air Conditioning, Plumbing and Electrical Service.
It is my job to find out everything I can that is WRONG with the property before you buy it. All defects are itemized. Estimates on major repairs can be provided. The inspection usually takes 3 to 4 hours and IT IS IMPORTANT THAT YOU ATTEND. I recommend that you follow me around and ask as many questions as you'd like. This is the time you will truly learn about the structural and mechanical condition of your purchase.
You will receive a copy of the report at the end of your inspection. A copy of the report will also be faxed or e-mailed to your attorney (bring your lawyer’s fax number and/or e-mail address).
